Q. Will I be able to stay in my house after I have sold it?
Yes, if you would like to sell your house and then continue to live in it as a tenant we can arrange this for you. We will offer you a market rental figure and will be happy for you to stay in your own home as long as you like. You can therefore avoid having to find a new home, the often high cost of moving house, and the need to uproot yourself and your family. Please see our Rent Back section for further details.
Q. Will there be lots of people coming to view my house?
No, we keep visits to your property to the absolute minimum. As with any house sale there will need to be a valuation on your property carried out by an independent RICS surveyor. One of our trained staff will also need to visit you to sign a tenancy agreement if you choose to stay on as a tenant. Other than this, there should be no need for any more visits, ensuring that you can get on with your life as normal.
Q. How quickly can the sale of my house go through?
Very quickly indeed! We are much quicker than estate agents or private buyers. You could be waiting months for an offer on your house with an estate agent, we will make you an offer WITHIN 24 HOURS. If you accept that offer we endeavour to complete on the sale in up to 6 weeks. We have a highly trained and professional team to push these sales through, and we understand that you may have a time frame that you need to keep to. In addition, we can also write letters to debt collection agencies that may be making demands to prove to them that a sale is going through.
The reason that we offer a time frame of up to 6 weeks as our objective is that we want to be realistic and not dash your hopes. Some companies will claim to complete in a day or 7 days. We realise every sale is different, and we want to stand by everything we say.
Q. What type of figure will you offer me?
We always offer 20 – 25% Below Market Value. If you will not consider an offer of this nature then we are probably not the company for you. We make offers of this nature because we guarantee a sale, we pay all legal fees, we push the sale through quickly, and we are not asking for any repairs or redecorating to be done. In addition, unlike other sales, we open to the possibility of you staying on in the property as a tenant.
Q. What costs are involved?
There are NO fees for you to pay whatsoever. We will pay all your legal fees, we will pay for the valuation on your property, and we will pay for any contracts to be drawn up. In essence, WE WILL NEVER ASK YOU FOR MONEY at anytime throughout the sales process.
Q. Who determines the value my house?
We ONLY use completely independent RICS surveyors. They are professional surveyors who value houses on behalf of mortgage companies, they are registered, and subject to inspection at anytime.
